| The
following rules for the use of the common areas and units have been
enacted to promote the safety, security and welfare of the occupants
and the property and to prevent unreasonable interference with the
use and enjoyment of the common areas of the project. Los Sueños
is a family orientated community. The rules shall be observed by
all guests occupying the unit or present on the premises. Respect
and proper conduct are required from all inhabitants. Our personnel
and/or security will strictly enforce these rules.
Remember, these are privately owned condominiums, please treat them
as such.
•
Security will not release keys, or allow access to, any persons
that are not previously registered with Security and/or Management,
or without proper authorization from the owner, tenant or legal
representative. All person’s occupying the unit, their guests,
family, friends, visitors, staff, etc. are required to register
at the security gate. (Additional unregistered guests need ID and
cannot be under age, they are not allowed to use any of the common
area facilities at any time and will not be allowed after 4:00 AM)
• No loud noise from radio, television or any other source
within a Unit or Common Area including Restricted Common Area will
be permitted to disturb any other resident’s use and enjoyment
of his Unit and the Common Area as determined by the Board.
• No occupant shall park his/her automobile or any vehicle
or permit his guest, tenants, invitees, servants or members of his
family to park their automobile or any other vehicle in any parking
space other than the parking space or spaces assigned to such occupant
or in designated “guest parking”. No trailer, camper,
mobile home, boat, inoperable vehicle or similar equipment shall
be permitted to remain overnight upon any area within the Property.
No maintenance, repair or overhaul of vehicles (except for emergency
service) shall be permitted upon any area within the Property.
• Speed limit anywhere on the property is 10km/hour.
• No item of any kind may be stored by occupants in the Common
Areas. No rubbish, trash or garbage shall be allowed to accumulate
in the Common Area or Restricted Common Area but taken to any of
the two designated disposal locations. No exterior clotheslines
shall be erected or maintained and there shall be no outside drying
or laundering of clothes, towels, beachwear, sheets, etc.
• No animal or pet will be permitted in a Unit or Common Area
including Restricted Common Area that disturbs the peace and tranquility
of the Condominium or the use and enjoyment of a Unit by any other
owne.r as determined by the Board.
• The use of the swimming pools and the Jacuzzi’s are
restricted to Owners in good standing with the Association, their
tenants, renters, children and guests. Pool hours are from 6am to
10pm. For parties, large groups or use after pool hours please reserve
with Management. For safety reasons, persons using the pool under
thirteen (13) years of age must be supervised and accompanied by
an adult resident. The west pool has been designated as an ADULTS
ONLY pool for persons over (eighteen) 18 years of age. No person
will pollute the water in the pools in any manner, including that
of spitting, spouting water, spilling beverages, urinating or blowing
their nose in the pool or onto the deck. The use of offensive language
or behavior is not permitted in the pool areas or anywhere in the
common areas. (Article 15, Law # 7933 of the Costa Rican Condominium
Law states that no real estate property may be destined for uses
contrary to the law, moral ethics or proper etiquette and behavior).
Pool furniture is not to be removed from either the pool or the
deck area. No glass or containers, or any article, which may be
a safety or health hazard, can be brought to the pool or pool deck
areas. Individuals must take a shower before entering the pools.
Oils, lotions or creams used for sunbathing must be removed under
the shower before entering pools or whirlpools. Proper pool attire
is required. Street clothes and footwear are not permitted in the
pool. Absolutely no nudity or indecent exposure will be permitted.
Diving and jumping into the pool is not permitted. Users are responsible
for safe practices at all times.
• No persons or pet shall harm, mutilate, destroy, alter or
litter any of the landscaping work on the property, including grass,
trees, shrubs, hedges, flowers or flower beds.
• Loitering in the stairwells or other parts of the common
areas is not permitted.
• Absolutely no smoking or drugs inside the condominium.
• Do not take our towels to the beach. Please bring your own
beach towels. You will be responsible for charges incurred for excessively
dirty or missing towels.
• Every item in each condo is on inventory. Missing items
will be charged to your bill. Do not remove items from condos or
move furniture. Please notify the front desk of any noticeable damage
immediately upon check-in. Damage to condominium to condominiums
will result in immediate eviction and forfeiture of deposits and
payments.
• Condos left excessively dirty will be charged a cleaning
fee of $100 to $200.
Any violation
of these rules can result in eviction, cancellation of reservation,
forfeiture of deposits, payments, etc.
Eviction will result in the loss of your security deposit.
Guests
unconditionally release Resort Property Management S.A., its employees
and/or its agents, and homeowners from any and all claims resulting
in personal injury, damage, theft, or loss or damage of any personal
items including but not limited to vehicles, clothing, money, etc.
Management
is not responsible for items missing from the condominium.
